## How Credit Union HELOC Rates Work

**HELOC rates** are the interest charged on a home equity line of credit. Most are variable — the prime rate plus a margin the credit union sets — and many credit unions add an introductory rate for the first 6-12 months, a rate floor, and a fixed-rate lock option on part of the balance. You draw for about 10 years, then repay for 15-20.

Credit unions are member-owned, so their margins over prime and their closing costs tend to be lower than for-profit lenders'. The spread between the lowest and the median rate on this page is the reason to shop: two credit unions in the same state can be a full point apart on an identical line.

A HELOC adds a second, variable-rate line while keeping your existing first mortgage. A cash-out refinance replaces your first mortgage at a new fixed rate.
